Identification and significance of problem and opportunity


The adding of non value iterations1 during the construction process of a building are the main cause of money and resources loss of an Architecture Project (AP). A 3D ideal model does not help on lowering the impact of these losses. Optimization plays then a key role into construction management.
The available tools for construction management are just what I call “a collection of numbers” where the constructor manager has to concentrate in order to identify the sources of items to optimize, but the optimization of this numbers needs to be based on real data, not only on a set of spreadsheets; furthermore, in most AP cases, construction managers should base their optimization not only, but on spreadsheets, databases and a 4D Real Model (RM) of what is being built (the real situation).
Once the construction process is optimized, construction management will be more efficient.
“Efficiency is the first step to be sustainable”

A RM of a building, updated as the process of construction progresses, generates complete new knowledge to base design decisions without expending extra time or extra money guessing while looking for answers. This ability to optimize the construction process assigns the RM the value of optimization, as optimization implies an efficient construction process. Optimization and efficiency are the bases for any sustainable endeavor.

Business Model

The rapid growth of Design – Built Contracts, which take a concept developed by the owner, completing the detailed design, and then pending the owner’s approval on the design, they can proceed with construction. This type of contract has likewise been influenced by technology and the drive by facility management clients for faster turnaround (design and delivery) of buildings and large renovation projects and their associated databases. Design – built firms offer better communication, a single entity for decision making, and the elimination of the bid process as significant advantages over the integration of discrete entities and technology systems.
Globalization, another factor enabled by Internet-based project management and collaboration, is contributing with greater efficiency and lowering professional service fees paid by facility managers2.

In traditional contracts, construction cannot begin until the design is finished, the project is bid and awarded, and the team can mobilize. This type of contracts can take months off the finish date of a project. In this case as the design in on the making, there is not a full set of Construction Documents to base on, then precise data from a RM would create a “Real” database to provide new design alternatives and proper future operation, management and updates of the building.

Emergency Situations
Emergency first responders are routinely facing very dangerous and difficult situations. In order to operate and succeed with their missions they need to be properly trained, coordinate with others, and access appropriate technology.
The ability for these incident responders to effectively and efficiently answer these questions in a timely manner depends on Situation Awareness (SA). The enhancement of individuals’ SA has become a major design goal for those developing interfaces and systems in a wide variety of fields.
SA is the understanding of the state of the environment and of the relevant parameters of the overall incident. It provides the primary basis for subsequent decision-making and performance in the understanding and correlation of information.
Information that the user needs to make decisions is provided through sensor networks, verbal and non-verbal communication, GIS positioning, their own observations etc. The emergency coordinator make decisions to direct efforts based upon their available resources applying their situational awareness.
In order to increase the overall situational awareness of emergency coordinators, this proposal addresses the need to develop technology for the 3-D representation of a real building model.

A RM will help in disaster cases such as earthquakes, terrorist attacks, etc. because firefighters, police and paramedics can have a detailed digital model of the real building were they have to go into and perform their job. The benefits of being able to walk into a catastrophe scenario and to know where is what they need to know are significant, as it will improve the security of the building, its inhabitants, the rescuers, the neighborhood, among others.
